Estimates, not advice

Every figure TrueDigs shows, the fair-rent verdict, the commute cost, the council tax, energy, water and broadband lines, and the true monthly total, is an indicative estimate built from public open data. It is not financial, legal, tax or professional advice, and it is not a property valuation. Do not rely on it as the sole basis for a decision. Check the real figures for a specific property yourself before you commit to a tenancy or a rent challenge.

How the numbers are produced

The rent verdict is based on the ONS rent distribution for a district and bedroom count, with a machine-learning smoothing and adjustment layer, shown as a range and a confidence level rather than a single point. It is district-distribution based, not a per-property valuation. Costs are computed from dated open-data snapshots (TfL fares, council tax, Ofgem energy figures and published water and broadband averages). Real-world figures change; a snapshot may be out of date, and the effective date is shown where relevant.

Accuracy and liability

TrueDigs is provided as is, without warranty of accuracy, completeness or fitness for a particular purpose. As a free, non-commercial project it accepts no liability for any loss arising from use of, or reliance on, the estimates it provides. Your commute, your bills and your actual rent may differ from any figure shown here.

Listings and third parties

TrueDigs is a companion to the listings portals, not a listings site. It never fetches or scrapes listing pages; you bring the details of flats you have already found. Data sources are credited in the footer and detailed in the project's public documentation. Journey times and locations are computed via the Transport for London Journey Planner and postcodes.io.

The negotiation report is intended as supporting evidence you may choose to use, not legal advice about a rent challenge. If you are challenging a rent increase, consider independent advice (for example from Citizens Advice or Shelter) about your specific circumstances.
